Anhueser Busch, Hunts Point, Bronx, NY

The Anheuser Busch design/build project seemed ambitious given the aggressive schedule to design, build, and occupy the site in less than 25 months. However, Bohler Engineering successfully transformed the 13.5 acre brownfield site into a LEED certified 210,000 SF distribution facility that includes a 135,000 SF controlled environment warehouse, a 15,000 SF ambient warehouse, 40,000 SF of Executive Sales office space, and a 20,000 SF vehicle maintenance and recycling center. In addition to working around a major interstate utility easement, our design engineers incorporated provisions for new rail freight access to the warehouse and railroad crossings at both driveway entrances. The project expanded to include the construction of one of the first segments of the Hunts Point Greenway.

USPS Service Facility, JFK International Airport, Jamaica, NY

Bohler Engineering provided professional civil engineering services for the 9.5 acre site located along Old Rockaway Boulevard within JFK International Airport. The project consisted of the renovation of the existing 50,700 SF USPS facility and the inclusion of a 900 LF internal roadway to allow access to the adjacent childcare facility. The renovation proposed ten air mail docks, two IMAU docks, administrative offices and work areas. The site was redeveloped to include a lease area expansion, 184 employee parking stalls, 7 visitor stalls, 57 tractor-trailer stalls, 16+ tug stalls, as well as related site amenities and improvements inclusive of access roadways, landscaping, utilities, and stormwater management facilities.

Matrix Development, South Brunswick, NJ

This project is a 438,607 SF warehouse facility consisting of 419,382 SF of warehouse and 19,225 SF of office, 95 loading berths and 148 parking spaces in South Brunswick, NJ located in close proximity to exit 8A of the New Jersey Turnpike. This development was designed to allow the warehouse and parking to be used only by one user or multiple users to meet market demands. If the demand for the warehouse is for multiple tenants, then previous approved phases can be constructed allowing each tenant to have their own entrance and parking lot. This feature was incorporated to minimize up front capital costs while maintaining flexibility. In addition to this flexibility, the site was designed to allow a railroad spur to be extended on site to load and unload railroad freight. The site layout and ordinance requirements provided the opportunity to construct additional detention basin volume at little cost. This detention basin volume was reserved for the adjacent project being developed by the client to reduce the cost of developing the site and both projects.

DHL, Upper Macungie, PA

This state of the art facility, worth $107 Million, will function as the key distribution center for the Northeast and Mid-Atlantic region of the United States for DHL. DHL is the world’s largest international air express network with service to more than 220 countries. The facility includes a 292,000 SF building footprint, a 200,000 SF mezzanine and 12,000 SF of office space and will employ 375 people. This Greenfield development exceeds the environmental BMP standards while boosting the economic vitality of the Lehigh Valley. Bohler representatives worked with members of the Governor’s Action Team (GAT) and economic development professionals to facilitate design, development, and approval of the project in record time.

Lehigh Valley Crossings, Lower Macungie Township, PA

Panattoni is developing the existing 92 acre area at the intersection of Schoeneck Road, Alburtis Road and Route 100 in Lower Macungie Township with three warehouse facilities. The project includes the installation of three buildings (400,000 square foot, 210,000 square foot and 580,000 square foot) with associated parking, staging areas, loading areas, utilities, landscaping and stormwater management controls necessary to support the development. Innovative stormwater management design includes using drip irrigation to meet PADEP volume reduction requirements. Design features include bike trail along Alburtis Road to accommodate the active biking community in the area. The site is currently under construction.

Keystone Automotive Distribution Center, Auburn, MA

Bohler provided engineering and permitting services for construction of Keystone Automotive’s northeast distribution facility on Washington Street in Auburn, MA. The 5.5 acre project had extensive topographic challenges that required 250 linear feet of retaining walls and sizeable slopes. We obtained all permits and approvals including Planning Board Site Plan approval, Conservation Commission Order of Conditions, and a Mass Highway Access Permit. Coordination with New England Power was required given development within the transmission line easement on the parcel. Included in the design and permitting was a deceleration lane and underground stormwater detention.

Costco Distribution Center, Monrovia, MD

Bohler Engineering provided site civil engineering design, surveying, landscape architecture, and permit expediting services for Costco’s new Mid-Atlantic Distribution Center located on 84 acres in Frederick County, MD. The project included design of the half-million square foot distribution center as well as the associated operational offices. Bohler implemented unique measures for erosion and sediment control across the site after successful negotiations with the Frederick County Soil Conservation District.
