NY Jets, Rock-GW, LLC, NJ

This project includes the development of the principal roadway to serve the planned development of this 493-acre site in Florham Park. At full build-out, it is expected that the site will be one of New Jersey's premier master planned, integrated mixed-use developments. The venture will include the New York Jets new headquarters and training facility on approximately 20 acres, approximately 600,000 square feet of office space, an age-restricted residential community, a health and wellness center, and a 250-room hotel.

The Green at Florham Park, Florham Park, NJ

Gale Real Estate Services Company and Rockefeller Group Development Corporation formed Rock-GW, LLC in 2006 to acquire and re-develop the former ExxonMobil campus in Florham Park, NJ. Vacant since 2000, the purchase paved the way for the venture’s planned development of a 493 acre master-planned mixed-use project that will include the new headquarters and training facility for the New York Jets. Retained in 2006, Bohler prepared plans for the new common roadway and infrastructure and secured all local, county and state permits and approvals on behalf of Rock-GW, so that the NY Jets could break ground on their facility and Rock-GW could begin constructing the new infrastructure in the winter of 2007. Bohler is now working on the preparation of the General Development Plan for the campus and preliminary site plan approval for the individual tenants.

The Town of Bryn Eyre, Borough of New Morgan, Berks County, PA

Arcadia Land Company is developing this exciting and cutting-edge project and has a vision to create a traditional Pennsylvania town integrating both traditional elements of town building and modern Smart Growth principles. Bryn Eyre proposes the development of single-family detached dwellings, single-family attached dwellings and multi-family dwelling units, together with non-residential space including office space, retail space, light industrial/flex space, religious and civic/community space, hotel rooms and schools. The project design includes two centers of commerce: a centrally-located “Town Center” which will provide for a mix of dwelling types together with retail uses; and a District Center which will provide more regional-based employment and retail uses together with a mix of dwelling types. Bryn Eyre encompasses over 2,500 acres of land off of Route 10 in the Borough of New Morgan with development of a maximum of 12,094 residential units as well as 5,924,991 square feet of non-residential square footage, together with schools and municipal buildings.

Brinton Lake Corporate Center, Concord Township, Delaware County, PA

Wynnewood Development is in the final phase of developing a 78 acre mixed-use center. This project has had multiple design phases that have spanned the past 10 years. Phases already constructed include: one medical and four other office buildings, restaurants, banks, small and mid-size retail stores, a pharmacy/convenience store, a daycare and a 110-room hotel. The initial infrastructure design included regional stormwater controls, nearly a mile of new internal roadways, a pump station with over 4,000 linear feet of force main and gravity sewer extensions as well as major road improvements to Baltimore Pike and a complete reconstruction of Brinton Lake Road, which required extensive coordination with the sewer and traffic engineers. Integrated grading and landscaping designs for the creative and selective use of retaining walls were used to overcome the severe elevation changes on the property. The final phase of the project entails the construction of a wholesale facility, a 4-story medical office building expansion, two additional office buildings and all the necessary site improvements to interconnect, support, and promote pedestrian traffic for these uses. When the final phase is complete, the center will have over 650,000 square feet of gross floor area.

Ballpark District Development, Monument Realty and Akridge, Washington, DC

Bohler Engineering is providing civil engineering design and permitting services for this mixed-use development located within the 60-acre Ballpark District Development, which includes the Nationals’ Baseball Stadium, in the southeast section of Washington, DC. When complete, Bohler will have been involved in the design, permitting and construction of land improvements to accommodate 100,000 SF of retail space, 275,000 SF of office space, a 196-room boutique hotel and 330 residential units. This site is planned to revitalize a former underutilized area along the Anacostia River and will be seeking LEED Gold certification.

Woodmore Towne Centre, Landover, MD

Bohler Engineering provided site civil engineering design, surveying, landscape architecture, and permit expediting services for the retail town center elements of this 245 acre mixed-use development in Landover, MD. The site, which is located at the interchange of I-495 and MD Rt. 202, will include approximately 800,000 square feet of retail, 1 million square feet of office, 1 million square feet of hotel space, and over 100,000 homes. Bohler provided design for infrastructure improvements, as well as landscape architecture design for the entire exterior of the town center. Additionally, Bohler provided a LEED study for the proposed Costco parcel, and incorporated LID elements through drip irrigation and the use of drought resistant plants into the landscape design.

Hunts Point Market, Anheuser-Busch, The Bronx, NY

This project involved the transformation of a Brownfield site into a modern state-of-the-art cold storage warehouse, distribution center, recycling center and office building on 13.5 acres. The site planning complexities included a pile supported relieving platform to accommodate the heavy trucks on very unstable soils, working around a major interstate utility easement, provisions for new rail freight access to the warehouse, and a railroad crossing at both driveway entrances. The project planning involved extensive discussions with FEMA to resolve tidal flood concerns for this exposed site at the confluence of the East River and Long Island Sound. The client's interest in sustainable building and the LEED program governed the design of all aspects of the project. Bohler Engineering was responsible for designing the entire site plan, storm water treatment system, native plant landscape and gray water irrigation system utilizing roof water. As part of the design build team with Milric Construction Corp, Bohler provided the civil and permitting consultant services for the new Anheuser-Busch Facility in the Hunt's Point Market area of the Bronx.
