Walmart

Bohler Engineering currently designs the majority of new Walmart facilities throughout the Eastern United States. Hamilton Marketplace, Developers Diversified Realty, Hamilton, NJ

Bohler Engineering assisted in the redevelopment of a 270-acre former agricultural and orchard tract into a major retail/office center anchored by multiple big-box tenants and comprising 1,400,000 SF of retail, restaurant and commercial space. In addition to site amenities such as common areas for seating, water fountains and clock towers, the site provides internal pedestrian access throughout the center. Early in the due diligence process, Bohler Engineering, in coordination with the Township, was intimately involved with the development of the design criteria and planned development overlay for the proposed development. Other services included general development plan approval, site design, agency permitting, expert testimony, building permit procurement, construction administration and observation, construction permitting and project closeout. Today the Hamilton Marketplace is one of the premier retail facilities in the state, drawing patrons from the Route 130 and I-95 corridors.

Main Street at Exton, West Whiteland Township, Chester County, PA

The Wolfson-Verrichia Group, Inc. developed what was previously known as the Foote Mineral site. The site has been transformed into a mixed use development which included the installation of five roads to service the development and the extension of Commerce Drive (previously a cul-de-sac) to Route 100. The development also included substantial off-site highway improvements including a traffic signal closed loop interconnect system. The uses constructed on site included a Wal-Mart with Garden Center, Sam’s Club, office facility, food store, retail, restaurant use, and apartments. The total square footage for the development is in excess 750,000 square feet. The development also included the necessary utilities to service each building, storm drainage, and stormwater management facilities, landscaping and lighting. The existing six historical structures remained in place and combined with open space areas for possible adaptive reuse in the future. Prior to development, an onsite pond was drained to facilitate stormwater management of runoff from the proposed onsite parking areas. The required permits to drain the existing pond and re-grade were obtained from the PA DEP and the Army Corps of Engineers. Bohler also handled FEMA permitting for floodplain encroachment.

Concordville Town Centre, Concord Township, Delaware County, PA

Brandolini Companies developed approximately 75 acres of land into a typical large-scale commercial design with a “Main Street” component. The Main Street concept is a neo-traditional design which mimics the Main Street Shopping Districts of the early 20th century downtowns throughout the northeast. The uses constructed on site include a Target, Home Depot, Home Goods, and ACME. The project also includes a variety of restaurants, small shops, and banks. Bohler also worked closely with ACME Supermarkets to help them acquire LEED Certification for their building. The total square footage for the development is approximately 500,000 square feet. Subsequent to a three-year permitting process that involved a Conditional Use Approval, Ordinance Amendments, drafting of detailed design guidelines and a complex 4-Phase Erosion & Sediment Control Design, the Concordville Town Centre (CTC) broke ground in the Spring of 06'.

Cocomar Plaza, Regency Centers, Coconut Creek, FL

This 45-acre, 300,000 SF retail shopping center is anchored by Lowe’s and includes Kohl’s and related support retail tenants.

Westfield Pavilion, Westfield, MA

We are currently providing comprehensive engineering and consulting services for a 750,000 square foot retail development. Included in the proposal is an interchange expansion at a Massachusetts Turnpike exit and a new bridge over the highway to the 105 acre site that is proposed to be partially funded by the State of Massachusetts MORE jobs capital program to create local jobs and stimulate the State’s economy. Westfield Pavilion tenants are a combination of large big box retailers, home improvement stores, junior anchors, small retail shops and pad sites with casual dining and fast food.

Worcester Crossing, Worcester, MA

Bohler Engineering was the lead consultant for design and permitting of this 400,000 square foot shopping center on a Brownfield site along the banks of the Blackstone River and Worcester’s newly constructed Route 146. This high visibility location will be the first major development project along this key, newly constructed corridor. The project included design and implementation of small wind turbines to generate a portion of energy that will be utilized by the retail development. Bohler assisted with the turbine siting and obtaining necessary approvals. The project is currently under construction.

The Shops at Stonewall, Gainesville, VA

Bohler Engineering provided civil engineering design, landscape architecture, surveying and permitting services for this 39 acre commercial development located on US Rt. 29 in Gainesville, VA. The site includes approximately 317,000 square feet of retail and is anchored by a Wegman’s Food Store. The remaining areas are occupied by national junior anchors, small shops, and restaurant pads. The design of this facility also includes zoning approvals in Prince William County, as well as the design of a vertical realignment for US Rt. 29 northbound and a major signalized intersection at US Rt. 29.

Dulles Landing Shopping Center, Dulles, VA

Bohler Engineering is providing master planning, civil engineering design, surveying, landscape architecture, and permit expediting services for this 800,000 square foot mixed-use development fronting US Rt. 50 and VA Rt. 606 in Loudoun County, VA. Bohler provided design for on and off-site stormwater management implementing LID practices throughout the project. The development includes several big-box anchors, restaurant pads, plazas with water features, and a 22,000 square foot, three-story office building.

Republic Plaza, Farmingdale, NY

Bohler Engineering provided civil engineering design services for the development of this Wal-Mart retail center. Located on 24.64 acres, the site includes 216,519 SF of retail space and 4 pad sites consisting of a 3,200 SF bank with drive thru, a 13,000 SF retail pad and two restaurant pads of approximately 7,200 SF and 5,700 SF each. Our team devised physical and visual buffers for the adjacent NYS Police Barracks, relocated major sewers, and orchestrated a land swap with the adjacent Republic Airport. Our engineers designed a new airport entrance to Republic Airport, which consisted of approximately 1000 LF of roadway. Republic Plaza was voted one of the Top Projects on Long Island in 2008 by Long Island Business News.

Crooked Hill Commons, Commack, NY

The 47.7 acre site once sat vacant for over five decades. After a major development and an extensive approval process, the retail center located in the Town of Smithtown is now a popular shopping destination for local residents. Bohler Engineering was retained to provide comprehensive civil engineering design services for this development. The shopping center features 377,000 SF of retail space and is anchored by big box retailers including a 157,303 SF Wal-Mart, a 131,490 SF Home Depot and a 88,408 SF Kohl’s. The center held its grand opening in 2006.
