2222 Market Shows Promising Future for Office Development

Parkway Corporation continues to move forward with 2222 Market, a 19-story office tower for tenant Morgan Lewis & Bockius, Philadelphia’s largest law firm.

With the lease expiring on its current headquarters, adhering to the project schedule was critical for Morgan Lewis. Bohler coordinated with the entire consultant team to obtain zoning and site plan approvals in less than 10 months, despite delays caused by COVID-19. Morgan Lewis is on track to occupy the building in 2023, as planned.

Early community engagement helped shape designs that were quickly approved. Bohler positioned access to the underground parking garage on a less-traveled side street, and incorporated a dedicated drop-off driveway to mitigate traffic congestion on the busier streets. Together, the team navigated the site’s grade change to provide accessible pedestrian pathways to the building as well.

To maximize the number of parking spaces provided in the garage, Bohler’s team designed a stormwater detention tank under the parking garage ramp. This creative solution leveraged the unused space to house utility equipment.

2222 Market’s exterior will feature floor-to-ceiling glass, multiple outdoor terrace spaces, and will be seeking LEED-CS Gold and Fitwell certifications.
