A massive data center campus is set to be developed outside Fredericksburg in Virginia’s Stafford County.

Peterson Companies-affiliated Stafford Technology LC aims to rezone a 524-acre site to allow for the development of a phased data center campus near Stafford Regional Airport. The goal is to create a facility containing 25 buildings of varying sizes, including at least one on-site substation, with an estimated 5.5 million SF of data center buildings at full build-out. Bohler’s Northern Virginia data center team is assisting with the rezoning process.

Bohler has also submitted general development plans that indicate the Stafford Technology Campus will be developed across five phases, with an estimated investment of more than $1.5 billion. There is no mention of any end user for the data centers in the documents.

The site is currently greenfield woodland and the proposed development is subject to rezoning approval. The project has the potential to bring significant economic benefits to the area, with the creation of jobs and new infrastructure. Stafford Technology LC has not yet provided a timeline for the development of the campus, but it is clear that the project has the potential to be a significant addition to the data center industry in Virginia. More updates are expected in the coming months.
