Bustling Boston Seaport

Located one mile from Boston’s Seaport, Bohler’s Boston team is working with developers to continue the 20-block neighborhood’s massive redevelopment. In recent years, more than 35 development projects have come through the Boston Planning & Development Agency (BPDA), as Boston’s developers transform the historic South Boston Waterfront from tired industrial facilities and aging parking lots into a vibrant waterfront community where people want to live, work, and visit. With boastful views of Boston Harbor, Seaport is becoming a thriving area of South Boston.

Two of Bohler’s projects transforming the area for residents and tourists alike are:

Two Drydock at Boston Marine Industrial Park

Two Drydock is currently under construction. The 13-story, 230,000 SF building will feature office space, ground floor retail, a large public plaza, and two roof terraces facing the Boston skyline. Located steps from the MBTA Silver bus line, the transit-oriented development will offer additional amenities for commuters like bicycle storage and locker rooms with showers.

Given the project’s proximity to Boston Harbor, Bohler coordinated with project architect SGA and the City of Boston to design in accordance with the City’s climate change regulations and forecasted sea level rises. Design includes floodwalls on the lower levels, incorporation of flood resistant materials, and utilities and mechanical equipment on higher floors. Additionally, parking was strategically located on levels two through four, rather than below-grade.

Bohler provided civil engineering and permitting services for the project.

Marine Wharf

Located across from Two Drydock, Marine Wharf is a proposed 14-story, 320,000 SF dual-branded hotel. The project joins other hospitality developments across Boston in adding more than 2,200 rooms to the area, contributing to the ongoing local hotel boom.

With a recently issued building permit secured, the first tower will be a 245-room Hampton Inn. The second tower will be a 166-room Homewood Suites extended stay hotel. Each glass tower will be managed separately, but connected by nearly 20,000 SF of common amenity spaces, including an exterior terrace, indoor pool and fitness center, meeting spaces and restaurant. The ground floor will feature 3,500 SF of retail space. The second floor will house a 75-space parking garage.

Bohler worked closely with Perkins + Will, the project architect, to design the building’s “step” feature to prevent from blocking Harbor views in accordance with local Waterways regulations (Chapter 91) while staying below the ultimate building height allowed by the FAA due to the proximity to Boston’s Logan International Airport.
