Bohler Celebrates Approval of 950,000 SF Industrial Campus in Hudson, MA

Bohler is proud to celebrate the approval of a transformative redevelopment project led by National Development in Hudson, MA. The project will convert the 148-acre site into a state-of-the-art, 950,000-square-foot industrial campus, marking a major milestone for the region’s economic growth.

The site will be marketed as a build-to-suit opportunity for industrial users. With proximity to I-495 and I-290, strong infrastructure, and access to both a skilled workforce and a broad consumer base, the development is well-positioned to attract leading employers to the area.

A Collaborative Effort from Vision to Approval

Bohler played a central role in guiding the project through a highly collaborative approval process, working closely with National Development, Town officials, and local residents. Despite the project’s scale and visibility, the process remained productive and community-focused.

“This approval reflects the productive and collaborative process between the Town and National Development,” said Kristina Johnson, Director of Planning and Community Development for the Town of Hudson. “The redevelopment of this site will contribute significant new growth revenue for Hudson and ensures the property continues to support the Town’s long-term economic resiliency.”

Through neighborhood meetings and ongoing coordination, Bohler and the project team helped foster transparency, build trust, and align stakeholders around a shared vision for the site.

Integrated Leadership Across Disciplines

Serving as the lead for site civil engineering, planning, and landscape architecture, Bohler acted as a key connector across the broader project team. From coordinating with specialized consultants to supporting municipal engagement, Bohler helped ensure a cohesive and efficient path to approval.

To address the scale and technical demands of the project, Bohler implemented innovative stormwater management strategies, including large underground chamber systems designed to meet regulatory requirements while maximizing site usability. These solutions reflect Bohler’s ability to bring forward-thinking engineering approaches to complex development challenges.

A major focus of the project was minimizing impact on surrounding neighborhoods. Bohler’s planning and landscape architecture team designed robust screening elements, including an eight-acre woodland restoration area.

“On a project of this scale, the planning and landscape architecture strategy was critical to earning community trust. We invested significant time developing detailed renderings and visualizations to clearly show how the site is expected to look and feel,” said Matt Mrva, Director of Planning and Landscape Architecture at Bohler. “That level of transparency, combined with thoughtful buffering design, played a key role in building confidence around the project.”

Looking Ahead

Once a tenant is secured, construction will begin on the campus, which is expected to create jobs, expand the local tax base, and further establish Hudson as a key industrial hub in the region.
