Ram Adds Commercial Complement In Charlotte

Phase 2 of the Three30Five Development Brings Retail and Office Space to City’s South End Neighborhood

Ram Realty Advisors is gearing up to break ground on the second phase of Three30Five, a mixed-use development in Charlotte’s fast-evolving South End area. Phase 2 will include 60,000 square feet of retail and office across two buildings on a 2.4-acre site. This commercial component joins the existing multifamily portion which Ram acquired in 2018 and is the firm’s first commercial project in South End since selling The Design Center in 2016.

The commercial addition will include a one-story retail building and a three-story building with ground-floor retail and two floors of office space above. In addition to the acquired Three30Five mid-rise apartments, which are also undergoing a $1.5M renovation, Ram has several active multifamily developments nearby. The commercial addition will bring value to their residents and the booming community overall.

To maximize developable area and best integrate the addition into the existing property, Bohler worked with Ram to design a final plan that achieved the teams’ objectives and aligned with the city’s vision for transit-oriented development. Design solutions included creating and executing a shared parking agreement to meet project requirements, re-purposing existing driveways to accommodate increased traffic, and hardscape/amenity design to engage the public and provide a vibrant pedestrian experience consistent with the South End neighborhood. Additional services include permitting, land planning, and construction administration efforts as the project progresses.
