Suburban Amenities Attract City-Based Tenants

Demand for suburban apartments, particularly in the greater Philadelphia area, is on the rise. While the pandemic may have a role, one of the key drivers of this trend is residents’ desire for bigger and better amenity offerings. Design elements like greenery and spacious outdoor amenities are attracting tenants further away from major cities.

Philadelphia Magazine explores the communities on the outskirts of Philly with the largest apartments by square footage. The article features four projects with tenant-attracting amenities, which Bohler’s team has helped move forward.

Madison Lansdale Station

Located beside the regional rail station in the heart of downtown Lansdale, this Transit-Oriented Development (TOD) offers 181 units  and 15,500 SF of street-level retail. Top-of-the-line amenities include a fitness center, game room, and café with a fully equipped demonstration kitchen.

Bohler worked with the architect and traffic consultant to obtain a parking reduction, ultimately saving more than 100 spaces in the parking structure. This created space that allowed for additional units and saved the developer money on infrastructure costs.

Station at Willow Grove

Another TOD, situated directly across the street from Willow Grove’s regional rail station, the Station at Willow Grove offers a multitude of luxurious outdoor amenities within the 275-unit community, including courtyards, a resort-style pool, a dog park, bicycle storage and rental, and multiple grilling stations.

To bring the project to life, Bohler worked with the project team to overcome various rezoning and lot consolidation challenges. During the process, Bohler identified an opportunity to further reduce the parking requirement, ultimately boosting the developer’s return on investment. The reduction in 150 spaces resulted in more space for units and less money spent on infrastructure.

Hanover King of Prussia

Located within the Village at Valley Forge—King of Prussia’s newest ‘downtown destination,’—Hanover King of Prussia offers 339 stylish apartments and spacious indoor and outdoor amenities, including resort-style swimming pools with cabana seating, as well as a year-round firepit area.

Bohler successfully brought the entire town center together with attention to detail while keeping an eye on the big picture. Meeting each individual buyer’s aggressive deadlines, the team designed for accessibility, visibility, and maximized space.

The Point at Phoenixville – Riverworks

Preserving the unique character of the old steel mill, The Point at Phoenixville – Riverworks offers 350 luxury units and a direct connection to Phoenixville’s downtown. Upscale amenities include a central green, clubhouse courtyard, plaza, pool, and dog park.

Bohler’s creative design solutions reduced the project’s environmental impact. Through a collaborative approach, the team also incorporated various historic elements into the final design. As an added benefit to the community, the site’s trail network connects to a public system, providing an opportunity for all residents to enjoy the mill’s preserved history.
