New York City DOB Announces Important Filing Update

Beginning July 1, 2019, the New York City Department of Buildings (NYCDOB) will mandate that all Mechanical, Sprinkler, Plumbing, Standpipe, and Structural applications be filed and processed through the Department’s online tool, DOB NOW: Build.

This is NYCDOB’s latest effort to modernize the Department. It originally launched DOB NOW in 2016 to bring the paper-only filing process online. Since then, the system has expanded eFiling to more applications to improve efficiency, increase transparency, and assign accountability for both public and private stakeholders on real estate development projects.

The Impacts

Application fees, process, deliverables and schedule are all impacted by this change. With eFiling required for a wider range of permits, more industry players will need to register for an eFiling account. Stakeholders are also responsible for understanding the virtual review process, as there are shared responsibilities, entirely online, between all parties from pre-filing to closeout.
