Bohler Engineering overcomes site challenges to turn ideal locations into the lifestyle seniors are seeking

As the number of senior citizens requiring long-term care continues to grow, possibly doubling by 2050 according to AARP, developers are moving quickly to address this growing demand. With demographics driving the bus, finding sites in prime locations is hard enough. And knowing the easy sites are often long gone, a great location may still have a long way to go to accommodate the unique, community-driven needs of senior-living developments.

The Residence at Penniman Hill

Our team recently secured approval to move forward with development of The Residence at Penniman Hill, a proposed assisted-living facility in Hingham, MA. In a community whose fastest-growing demographic is seniors, owner LCB Senior Living’s facility will offer independent, assisted-living and memory-care units as well as an abundance of amenities.

Bohler continues to advance the project with civil engineering, landscape architecture and permitting services. With a challenging grade variation between the front and back of the site, unsuitable soils, and extensive stormwater mitigation requirements, Bohler’s design allows LCB Senior Living to meet its proforma goals and develop a comfortable, localized community that affords an aging population independence, care, and peace of mind.

Lantern Hill

Erickson Living’s Lantern Hill faced similar challenges with the site’s rocky and hilly topography. Navigating significant earthwork, including rock excavation and blasting, and contaminated soils, Bohler provided civil engineering design and permitting services that enabled Erickson Living to move forward with the development of this multi-phased, resort-like community. The senior-living residences are in high demand for those looking to stay in the area and maintain an active and maintenance-free lifestyle post-retirement; the first phase of the project sold out within 10 weeks.

With each new phase, the facility expands outward from the initial building, Lantern Hill’s central activity hub. Elevated, climate-controlled walkways and ADA-accessible ground-level paths connect residents to medical care, restaurants and activities. Last week, Bohler joined Erickson Living’s project team in celebrating the grand opening of the newest residential building, Maple Glen, which adds another 60 independent units. Oakwood Court, Lantern Hill’s fifth residential building, will follow in February 2018.
