Lexington Partners is proposing a $425 million redevelopment of the Westbrook Outlets, which will include 595 apartments, 100 townhomes, and a new hotel, restaurants, and entertainment space.
To create a town center atmosphere, the project will feature a main boulevard with apartments over retail and plenty of open space, situated less than half a mile from the shoreline. The redevelopment requires the demolition of four existing retail buildings and a cinema from the 90s.
The project aims to introduce nearly one million square feet of new apartment space across five buildings, complemented by a pool, a 14,400-square-foot amenity space, and a 1,000-seat amphitheater. Additionally, 74,000 square feet of commercial space, mostly housing restaurants, is planned.
Bohler’s West Hartford team is providing planning, site civil engineering design, and permitting. Construction is targeted to commence the first two quarters of 2025, pending local and state permits. Potential hurdles include zoning changes, parking requirements, and wetlands reviews.
