Two Bohler Projects Receive 2024 Awards of Excellence

Two Bohler projects have received Awards of Excellence from NAIOP Maryland. Both projects have been developed by MRP Industrial.

City Logistics

 

City Logistics, developed by MRP Industrial and constructed by Penntex Construction, stands as a distinguished example of innovative urban redevelopment. This project, recognized for Best Warehouse, comprises a sprawling 32-acre logistics campus situated strategically off I-95 in Baltimore City.

Once home to Seton Keough High School, the site now hosts two cutting-edge industrial buildings totaling more than 300,000 square feet. Building 1, serves as a custom space for PepsiCo/FritoLay, while Building 2 is available for lease.

The redevelopment, designed by Bohler’s Maryland team and architect Ware Malcomb, boasts LEED Silver certification and features 32-foot clearances ideal for last-mile distribution. Notably, the project offers immediate access to major highways and downtown Baltimore, alongside an Enterprise Zone providing substantial property tax benefits.

Bainbridge Logistics Center

 

The Bainbridge Logistics Center, developed by MRP Industrial and recognized as the Best Industrial Park, stands as a monumental transformation of the former United States Naval Training Center in Cecil County, Maryland. This 1,185-acre site, situated along the I-95 corridor between Baltimore and Philadelphia, is being revitalized into a cutting-edge logistics hub.

Phase One of the project, encompassing 440 acres, will feature four state-of-the-art buildings offering a total of 3,700,000 square feet of Class-A distribution space. Bohler, in collaboration with MRP Industrial, has played a pivotal role by providing due diligence, master planning, and site civil engineering consulting services. Their scope includes comprehensive civil engineering design, water and sewer infrastructure assessments, and preliminary grading studies.

Public funding has facilitated critical road and utility infrastructure development, underscoring the project’s strategic importance in bolstering regional logistics capabilities. The Bainbridge Logistics Center promises to be a cornerstone of economic revitalization, leveraging historical significance with modern industrial innovation.

 

NAIOP Maryland honored 14 different companies and five commercial real estate professionals in 19 separate categories at its bi-annual Awards of Excellence held recently in front of a sold-out crowd at the Baltimore Marriott Waterfront. The program celebrates and recognizes the innovative achievements of regional commercial real estate developers, as well as the companies and professionals that service this industry throughout the Maryland region.
