Brookhaven Distribution Center Moves One Step Closer to Approval

A planned distribution center at the former Dowling College aviation school site in Shirley has passed its first regulatory hurdle.

The Brookhaven Town Board unanimously approved zoning changes, reclassifying the 105-acre property from residential to industrial, allowing for the redevelopment. To address traffic concerns, small delivery trucks will be barred from the distribution center, and an entrance from Flower Hill Drive East will be closed.

Developer Hampshire Ventures will build three warehouses totaling nearly 600,000 square feet and an ice skating rink, and refurbish Dowling’s former baseball and football fields, which will be donated to the town. Hampshire Ventures has also agreed to pay a $2.24 million land use fee for future open space purchases in Brookhaven.

The developer continues to collaborate with Bohler’s Melville, NY, team and KSS Architects to obtain site plan approval before construction can begin.
