Warrenton Mixed-Use Project Receives Approval

The Warrenton Town Council approved a special use permit for the redevelopment of Warrenton Village Center, allowing the construction of a mixed-use project with apartments, shops, and public spaces.

The project, situated on nearly 30 acres, will include 386 apartments and townhomes, with 54 designated as affordable housing. This decision marks a significant shift from the original commercial-only zoning of the site, as it also includes waivers for reduced buffers and increased building heights.

Bohler’s Warrenton team, which provided land planning and surveying services for the original development, is supporting the project with site civil engineering design, permitting, and landscape architecture services. Developer New Castle Development Group indicated that the buildings will feature facades with masonry pulled to imitate the existing commercial center and notches integrated into the façade design to provide visual variety.

 

The development’s affordable units will first be made available to those residing or working in Warrenton or Fauquier County, local teachers, first responders as well as veterans and enlisted members of the Armed Forces.
