Capitol Riverfront Continues to Revitalize Navy Yard

Developers MRP Realty and Florida Rock have proposed plans for two large residential buildings along the Anacostia River in DC’s Navy Yard, just south of Nationals Park.

The development would feature two multifamily buildings, housing 600 apartments with about 6,300 square feet of ground-floor retail space. The community will also include a dog park and a garden with native plants, as well as 385 parking spaces.

These buildings, located at 25 Potomac Ave. SE, represent Phases 3 and 4 of a Planned Unit Development (PUD) that has been in progress for over a decade. Known as Capitol Riverfront, the 1.2 million square foot mixed-use project has transformed DC’s waterfront and created a thriving, vibrant community.

“When I started working on this development in 2014, we knew a unique approach and multifaceted strategic mindset were needed. Key factors like floodplain management, erosion and sediment control, and stormwater runoff were all important challenges to overcome,” said Bohler Herndon Branch Manager, Sheila Nale, PE. “We designed the first two phases with a visionary approach that emphasized master planning and connectivity of the riverwalk.”

The riverwalk and 40,000 square feet of open public space and direct waterfront access required coordination of riparian rights and survey services. Bohler’s MidAtlantic survey team has supported multiple stages of this revitalization over the years, as detailed below.

Dock 79 // Phase 1

Completed in 2016, Dock 79 is a premier luxury residential building situated along the waterfront. The nine-story development offers 305 upscale apartments, complemented by a vibrant mix of dining and entertainment venues on the ground level. A key highlight is the waterfront promenade and public plaza, which provide scenic outdoor spaces for residents and visitors alike, enhancing the community’s connection to the Anacostia River.

 

The project’s design also addressed unique environmental challenges, as the site is located within the 500-year flood plain. As a result, the team incorporated advanced stormwater management systems to mitigate flood risks while preserving the aesthetic appeal of its waterfront location. Dock 79 has become a central hub for the neighborhood, offering a blend of modern living and outdoor recreation in one of D.C.’s most dynamic areas.

 

 

Maren // Phase II

Completed in 2020, Maren is a striking 13-story multifamily building located in the vibrant Navy Yard neighborhood. In addition to its 264 modern residential units, Maren boasts 10,000 square feet of ground-level retail space, enhancing the area’s urban convenience and walkability.

 

The building’s standout feature is its unparalleled views of the Anacostia River, coupled with direct water access, providing residents with a unique blend of urban living and natural serenity. With luxurious amenities, including a rooftop lounge, pool, and fitness center, Maren offers a high-end living experience while being steps away from Nationals Park, restaurants, and public transit options.

Completing the Vision // Phase III and IV

Over the last decade, Bohler has coordinated closely with the District Department of Transportation through the design and construction of the new Frederick Douglass Memorial Bridge. This final phase aims to complete the vision for the waterfront area, providing an iconic entrance to Navy Yard and enhancing access to the riverfront with public open spaces.
