Metro Logistics Industrial Breaks Ground in Prince George’s County

Construction is underway in Upper Marlboro, Maryland, for the delivery of a new warehouse distribution center dubbed Metro Logistics. The development team, Penzance, is anticipated to deliver the 140,000 SF property in the spring of 2025.

The LEED-certified, solar-ready building is equipped with infrastructure to allow for doubling the new building’s electrical capacity. Bohler’s local Bowie team supported design solutions for soil remediation and stormwater management to help achieve LEED development goals. The team provided site civil engineering services, professional land surveying, and landscape architecture.

 

Once complete, the last mile industrial development will include 149 parking spaces, two drive-in dock doors, 44 loading positions, 121’ truck court depth, and 2,500 square feet of spec suite for office use.

Due to the nature of the site, the economic development opportunity, and the environmental improvement made, the property falls under Maryland’s Brownfield Revitalization Incentive Program (BRIP). This program incentivizes the development and is eligible for a 50% – 70% property tax abatement for up to 5 years post-delivery.
