The Worcester Business Development Corporation (WBDC) is leading a major redevelopment effort to transform the former Saint-Gobain Abrasives southern campus into GreenTech Park, a cutting-edge hub for advanced manufacturing. This 51-acre site is being revitalized under the Greendale Revitalization Initiative, bringing economic growth, job opportunities, and sustainability-focused infrastructure to Worcester. 

As a key consultant on the project, Bohler’s New England team is providing master planning, site design, and permitting expertise to help WBDC realize its vision for GreenTech Park. Our contributions include: 

  • Master planning for future buildout and strategic site development. 
  • Design and permitting for new public roadways, enhancing access and infrastructure. 
  • Fit-out planning to optimize site configurations for potential manufacturing tenants. 

A Major Step Forward for Worcester’s Economy

The redevelopment includes the demolition of 40+ buildings and critical infrastructure upgrades to create 850,000+ SF of pad-ready manufacturing space. The project has already secured $2.6 million from the U.S. Department of Commerce and $31.9 million in grants, with expectations of generating 2,900+ new jobs. Here’s what’s next:  

  • 30 acres will be cleared by May, setting the stage for new buildings and roads, which could be completed within three years pending approvals. 
  • The remaining 21 acres will be prepared once Saint-Gobain vacates the property. 
  • The site is targeting biomanufacturing, semiconductor, and solar panel manufacturers, among others, to drive innovation and job creation. 

Sustainability and Geothermal Exploration

WBDC is exploring geothermal energy as a sustainable power source for GreenTech Park. Early feasibility studies have shown promise, and discussions with Eversource are underway to assess funding options for a system that could provide long-term energy efficiency for both GreenTech Park and surrounding properties.
