The Arlington County Board unanimously approved Carr Properties’ plan to redevelop 3033 Wilson Blvd. in Clarendon, Virginia. The project, named Clarendon Square, involves transforming a 40-year-old office building into an eight-story, 309-unit apartment building featuring 6,000 square feet of ground-floor retail.
The office-to-residential conversion will retain the 160,000 square foot below-grade parking garage, prioritizing sustainability and allowing for a significantly lower carbon footprint. The building is targeting LEED Gold and participating in Arlington’s Green Building Incentive Program.
Bohler’s MidAtlantic team is supporting the project by providing professional land surveying, arborist services, and site civil engineering design for site plan submissions under Administrative Regulation 4.1 of the Arlington County Zoning Ordinance.
The Clarendon-Courthouse Civic Association supported the project, though it encouraged the developer to pursue LEED Platinum certification rather than the currently planned LEED Gold.
The development will include eight committed-affordable units and a $950,000 contribution to Arlington’s Affordable Housing Investment Fund.
To move forward, the project required and received approvals for amendments to the General Land Use Plan, the zoning ordinance, and incorporation into the Clarendon Revitalization District. It had previously secured backing from the Housing Commission and Planning Commission.
