Maple Highlands, a new 55+ residential community in Fulton, Maryland, has been honored as a Land Development Project of the Year by the Maryland Building Industry Association (MBIA). Developed by Maryland’s luxury homebuilder NVHomes, the community offers main-level living near Maple Lawn and blends comfort, convenience, and high-quality design for residents aged 55 and better. 

This prestigious recognition celebrates land development projects that demonstrate exceptional innovation, environmental sensitivity, and professional excellence. Maple Highlands stood out for its thoughtful planning, technical complexity, and the deep collaboration that drove its success. 

Navigating Complex Environmental and Infrastructure Challenges

Bohler provided comprehensive site civil engineering, planning, and consulting services, helping the team overcome significant environmental and regulatory constraints while preserving the natural character of the land. Key project challenges included: 

• Designing private roads due to environmental limitations and the use of private water and sewer systems 

• Shared well system for water supply 

• Shared septic system for sanitary service 

• Presence of three streams on or adjacent to the property 

• One required stream crossing to create necessary road and pathway connectivity 

• A 25-year stormwater management approach to address downstream flooding concerns 

• Trails carefully integrated through protected forest and environmentally sensitive areas 

Through strategic engineering and proactive coordination, Bohler delivered solutions that honored the site’s natural features while enabling the development of a high-quality residential community.
