Bohler Project Brings New Life to Former Factory Site in Metuchen, NJ

Baltimore-based developer Klein Enterprises is set to develop a 272-unit multifamily property in Metuchen, New Jersey. Klein Enterprises is partnering with Metuchen Realty Advisors for the redevelopment of the former Gulton battery plant. Following the completion of demolition work, the development is expected to open in Fall 2025.

The multifamily complex will comprise a mix of studio, one-bedroom, two-bedroom, and three-bedroom units, with 15% of the units designated as affordable housing to meet state requirements. Additionally, the ground level will feature six one-bedroom homes equipped with office space accessible through the residences or separate private entrances.

Klein Enterprises collaborated with local officials and Middlesex County to establish the redevelopment plan for the property. Working as a public-private partnership, the team’s objectives for the project include preserving a portion of the site for a county nature preserve and redeveloping the remainder into a state-of-the-art residential building that aligns with the community’s character and incorporates green building elements.

The developer aims to achieve National Green Building Standards by implementing features such as a partial green roof, a large solar array, and electric car charging stations. Bohler’s Ridgewood, NJ team is providing site civil engineering, permitting, landscape architecture, and lighting design services.  In addition, Bohler worked closely with the Borough of Metuchen to establish an Emergency Flood Plan for residents’ vehicles in the event of a large storm where the site’s lot will be inundated with water.

The project is situated near the expansion of the Middlesex County Greenway linear park, further enhancing the recreational opportunities in the area. Read more here.
