Raleigh-Durham’s fundamentals remain strong, but the path from opportunity to development is getting more complex. Higher land and construction costs are making deals harder to pencil, multifamily development has slowed as new supply meets softer rent growth, and infrastructure constraints, particularly available power, are introducing another layer of risk for projects across multiple sectors.
Bohler Principal Andrew Moriarty sees those conditions driving a more disciplined development environment. In his conversation with Invest: Raleigh-Durham, he explores where projects are still moving, including industrial, advanced manufacturing, and mission-critical development, and why the Southeast’s population growth, job creation, and talent pipeline continue to create long-term opportunity.
For developers, however, strong market fundamentals alone do not make a project feasible. Andrew discusses the growing importance of understanding site constraints, infrastructure requirements, costs, permitting, and schedules earlier in the process. Bohler’s integrated approach brings survey, site civil engineering, planning, landscape architecture, and design teams together from the outset to surface risks sooner and give clients greater clarity as they make investment decisions.
He also looks further ahead at two forces reshaping the industry: technology and talent. While AI and emerging tools can improve design development, plan production, and internal workflows, Andrew believes development will remain fundamentally relationship-driven. At the same time, Bohler continues investing in leadership and professional development to prepare the next generation of professionals to navigate an increasingly complex built environment.
