Arlington Approves 446 Units for Red Lion Hotel Site

Arlington County Board has given the green light to a new eight-story apartment building in the Radnor-Fort Myer Heights neighborhood.

The project, occupying a 2.2-acre site, will consist of 446 units, replacing the current Red Lion Hotel. While the development will eliminate surface parking, it will retain the existing underground parking structure.

Orr Partners Development, taking over unrealized plans for the site, has adjusted the building’s design based on county and community feedback. The new streetscape will feature street trees, lights, and a distinctive architectural canopy with landscape plantings above it at the main entryway.

Bohler’s MidAtlantic team, providing land surveying, site civil engineering design, permitting for the project, collaborated with county planning staff to integrate a future bike share pathway as part of a capital improvement project. The development will also meet county requirements by burying overhead power lines along the site frontage.

Additionally, the developer plans to replace market-rate affordable units with 24 on-site committed affordable units for households earning up to 60% of the area median income. The proposed building aims to achieve LEED Gold certification for its sustainability features.
