Bedford Dwellings Phase II Receives PHARE Funding

08 August, 2024

Trek Development’s Bedford Dwellings Phase II affordable housing project has received $1,000,000 in PHARE/Realty Transfer Tax funding.

This significant funding will support the third phase of the Bedford Dwellings Choice Neighborhood Implementation Grant, which aims to redevelop Pittsburgh’s oldest public housing community.

The Bedford Dwellings Phase II project, located north of the intersection of Bedford Ave and Francis Street in Pittsburgh’s Hill District, will feature around 180 units. This phase will consist of 60 units, including 50 one-bedroom and 10 two-bedroom senior units (ages 62+) in an elevator-served apartment building. The full “Francis Street” development plan includes a mix of elevator buildings, townhomes, and walk-up apartment units, creating a vibrant, mixed-income community.

Bohler’s Pittsburgh team is providing site civil and consulting engineering services for this transformative project. Our team is instrumental in securing the necessary entitlements and permits, ensuring the development aligns with community and regulatory standards. This project will utilize a twinning strategy with both 9% and two 4% Low-Income Housing Tax Credits (LIHTCs) from the Pennsylvania Housing Finance Agency (PHFA), helping to create affordable housing options for the community.

“We look forward to seeing the positive impact Bedford Dwellings Phase II will have on Pittsburgh’s Hill District and its residents,” said Michael Takacs, Associate and Branch Manager for Bohler.
