Bohler Helps Move Maplewood Redevelopment Forward

After continued coordination with the Planning Board and local residents, the Maplewood Planning Board approved a revised application for a four-story mixed-use development at 1649 Springfield Avenue in Maplewood, New Jersey. The approval reflects a good-faith effort by the developer to listen to community concerns and make meaningful changes to improve neighborhood compatibility. 

In response to feedback from residents and board members, the project team — working closely with Minno & Wasko Architects and Planners — revised the site plan to strengthen the transition between the development and nearby homes on Vermont Street. Updates include a landscaped buffer with year-round evergreen screening, fencing, and a retaining wall — measures designed to enhance privacy and visual separation while improving overall site aesthetics. 

Bohler’s Ridgewood team played a key role in shaping these revisions. Sr. Project Manager Alex Lomei testified on the design and performance of the enhanced buffering and stormwater systems, highlighting how the project will improve drainage conditions compared to the existing site. The approved plan replaces uncontrolled runoff with underground stormwater detention systems that better manage major storm events and reduce impacts to neighboring properties and public streets. 

Additional community-driven changes include relocating loading activities inside the building to reduce street congestion, adjusting parking layouts while remaining code-compliant, and maintaining all vehicle access from Springfield Avenue to minimize neighborhood traffic impacts. 

Ultimately, the Planning Board determined that the revised plan meets zoning requirements, supports Maplewood’s redevelopment goals, and incorporates thoughtful design changes shaped by community feedback — demonstrating how collaboration between the developer, consultants like Bohler and Minno & Wasko, and residents can lead to better outcomes for the neighborhood.
