Bohler Leads Rezoning and Site Design for 13-Story Hotel

A new 13-story, dual-flag Marriott International hotel is moving forward in Tampa’s Channel District. Local developer McKibbon Hospitality has received preliminary approval from Tampa City Council to rezone the three-quarter-acre site, which had originally been slated for self-storage.   

Expressing strong support for the proposal, Tampa residents were especially grateful to see McKibbon reimagine the property for hospitality use.   

The project will bring 310 keys to the neighborhood, featuring 175 AC Hotel rooms and 135 Moxy by Marriott rooms. Planned amenities include 12,000 SF of street-level space with a café and wine bar, a rooftop restaurant and bar, a fifth-floor pool deck with a bodega, and 5,000 SF of event and meeting space.  

Bohler’s Tampa team has been supporting development efforts on this site since 2018. While the adjacent UDR Meridian apartment tower from the original plans has since been completed and opened, the self-storage concept never advanced — clearing the way for McKibbon’s hotel development to take shape.
