Bohler Project Receives Prestigious Tsongas Award

An adaptive reuse project in downtown Lawrence, Massachusetts, has recently been honored with the prestigious Paul & Niki Tsongas Award from Preservation Massachusetts.

The highest recognition bestowed by Preservation Massachusetts, this award is granted to projects demonstrating exceptional efforts in historic preservation. Fabrica Lofts, developed by Trinity Financial, involves the transformation of the historic Marriner Mill into affordable multifamily residential units. Bohler’s Boston, MA, office played a vital role in providing site civil and consulting engineering, surveying, and landscape architecture services for the project.

Preservation Massachusetts, a non-profit organization operating statewide, is dedicated to the preservation of historic structures and landscapes, considering them as catalysts for economic growth and the maintenance of community identity. Their 2024 Preservation Award program begins in May, coinciding with National Historic Preservation Month. After a thorough selection process, four individuals and 20 projects have been chosen for their significant contributions to preserving historic assets across Massachusetts.

At 110,000 SF, Fabrica Lofts includes a total of 87 residential units, designed to cater to various income brackets within the community. 17 units are allocated for individuals earning up to 30% of the area’s median income (AMI), while 49 units are reserved for those below 60%. Additionally, 21 units are designated as workforce housing, accessible to individuals earning up to 80% of the AMI.

The redevelopment also includes essential amenities such as approximately 115 at-grade parking spaces, access driveways, lighting, landscaping, utilities, and newly designed stormwater conveyance facilities.
