Bohler Supports Industrial-to-Residential Conversion in Boston

The Davis Companies has officially broken ground on The Clayborn, an industrial-to-residential conversion project in Medford, MA. The $78 million development will transform a former self-storage facility into a 289-unit multifamily community — plus six townhomes — designed by CUBE 3 to meet rigorous Passive House energy-efficiency standards.  

The project will offer a mix of market-rate and affordable housing, along with amenities such as a pool, fitness center, playground, coworking space, golf simulator, dog park, and rooftop deck. 

Bohler’s Boston team played a key role in bringing The Clayborn to this milestone, providing site civil design services and guiding the project through critical City and State permitting. This included supporting the development team with the City of Medford Zoning Board of Appeals application for the Comprehensive Permit and preparing the Single Environmental Impact Report for review under the Massachusetts Environmental Policy Act (MEPA).  

Bohler’s site civil design plans — which coordinated closely with subconsultants and Medford’s Department of Public Works — were developed through the full Construction Document phase. The team is now providing construction administration services to support the contractor as the project moves into active build-out. 

As part of the development, Davis will also complete several community infrastructure improvements in partnership with the City of Medford, including a new bike-rental station, upgraded MBTA bus stop, and new sidewalks. The first phase is slated for completion in August 2027, with full delivery expected in November 2027. Learn more.
