Bohler Supports Transformation of Former Corporate Campus into 250-Unit Active Adult Community

October 2026

Construction is progressing at Ballantine Greens, a new 250-residence, 55+ rental community by Garden Communities in Parsippany, New Jersey. Three residential buildings are now under roof at the 20-acre redevelopment, which is transforming the former GlaxoSmithKline headquarters into a new active adult community.

Bohler is providing site civil engineering and planning and landscape architecture services for the project, helping Garden Communities navigate a challenging site shaped by hilly topography, an existing stream and flood hazard areas, mature trees, and neighboring residential development.

By bringing site civil engineering and planning and landscape architecture together early, Bohler helped establish a development plan that works with those constraints rather than around them. Most notably, the team reoriented the residential buildings to preserve the stream corridor and flood hazard areas while incorporating the natural setting into the community’s outdoor experience.

The completed community will feature 250 one- and two-bedroom residences along with extensive indoor and outdoor amenities, including a clubhouse, pool and spa, village green, walking paths, putting green, bocce and sports courts, and outdoor gathering spaces.

“Redevelopment sites rarely come with a clean slate, which is why early coordination matters,” said Ben Crowder, Principal at Bohler. “By bringing engineering and planning and landscape architecture together from the start, we were able to work with the site’s constraints and help create a stronger overall plan for the community.”
