The long-anticipated redevelopment of the former Dowling College campus continues to gain momentum, with Brookhaven Town Planning Board approving site plans for a mixed-use project that blends recreation, industrial space, and community amenities.
The approval clears the way for an approximately $190 million project by Hampshire Venture Partners LLC on the 105-acre site along William Floyd Parkway. Plans include three warehouses and an 81,000-square-foot ice hockey complex designed to serve both competitive athletes and the broader community.
The ice facility will feature two rinks, spectator seating, locker rooms, and concession areas, creating a year-round destination for public skating and organized play. The facility is intended to be accessible to all residents while supporting high-level competition.
In addition to new development, the project prioritizes open space and community benefit, including the dedication of 21 acres of land to the town.
The approval marks a significant milestone following earlier zoning changes and brings the redevelopment closer to construction. Throughout the process, the developer has continued to collaborate with Bohler’s Melville, NY team and KSS Architects to navigate entitlements and advance the site toward realization.
