Goodwill Secures Prime Space in Bohler-Designed Distribution Center

Goodwill of Greater Washington has signed a 10-year lease for an 84,000-square-foot space at the 95 East Distribution Center, an industrial building under construction in Woodbridge, Virginia.

The project comprises a 113,500 SF high-bay warehouse with loading courts, a 32-foot clearance height, and outdoor truck and storage areas. Goodwill will occupy 74% of the facility, which is slated for completion in September. The development takes advantage of the E-Commerce Zoning Overlay District that the Prince William County Board of Supervisors adopted in 2021 to promote last-mile distribution and fulfillment center development.

Bohler’s MidAtlantic industrial team played a significant role in the development of the 8.3-acre Prince William County site. Bohler provided preliminary land surveying, site planning, civil engineering, and consulting services for the two parcels that will house the Class A last-mile distribution and logistics facility. The project involved obtaining site conditions, utilities, and topographic information through surveying, which guided the demolition of the existing vacant warehouse and placement of the new center.

Bohler also developed site plan documents for approval by the county and other relevant authorities. The site civil engineering plans included grading, sewer water and water main design, landscape and lighting plans, and comprehensive stormwater management systems. The team conducted an extensive outfall analysis due to the proximity of a mapped floodplain and ensured compliance with Prince William County’s stormwater management requirements.
