GreenTech Park Receives Preliminary Site Plan Approval in Worcester

GreenTech Park, a 55-acre advanced manufacturing and technology campus in Worcester, MA, has received preliminary site plan approval for Buildings A, B and C, marking a significant milestone in the redevelopment of the site and establishing a framework to streamline future development of the three parcels.

The project, being advanced by the Worcester Business Development Corporation (WBDC), is designed to support next-generation uses including advanced manufacturing and robotics. The approved plans accommodate approximately 420,000 square feet of development, with 626 parking spaces and 41 loading docks across the three pads.

Bohler provided integrated master planning, site civil engineering and landscape architecture services for the project, working to maximize the development potential of the site while creating flexible, modern layouts that can accommodate evolving industrial and technology uses.

The preliminary site plan was designed to establish the zoning and development framework, allowing future developers to move more efficiently through the final design and approval process. The plans also optimize the site layouts to accommodate the maximum allowable square footage while reducing impervious area and improving stormwater management.

The approval comes as significant infrastructure improvements are getting underway at the campus. Demolition of the existing buildings is complete, and the site’s pad areas are being prepared for future development. Construction of new roadway and utility infrastructure is also scheduled to begin this week, including a new public C Street that will serve as a catalyst for development throughout the park.

By preparing the site and putting the roadway and utilities in place, GreenTech Park can offer developers something that is increasingly valuable: pad-ready sites with a clear path to development.
