As the city’s neighborhoods continue to evolve, several transformative projects are currently under construction, representing hundreds of millions of dollars in investment. From residential adaptive reuse to mixed-use community centers, these efforts reflect the momentum driving Bethlehem forward — and we’re proud to be contributing to the city’s next chapter.

ArtsQuest Creative Factory

The $32 million ArtsQuest Creative Factory will be a five-story, 78,500 SF cultural hub offering visual and performing arts, education, and community programming. With features like artist studios, a black box comedy theater, and a 3-D Makerspace, the project aims to enrich South Bethlehem’s cultural landscape and support ongoing revitalization efforts. Bohler is contributing integrated land development consulting and site civil engineering expertise to help bring the vision for this transformative space to life.

Silk Mill Apartments, Phase 2

Peron Development is moving forward with Phase 2 of the Silk Mill redevelopment on Goepp Street, adding 80 new residential units in a five-story building next to the historic Silk Mill. After the project changed hands and sat dormant for several years, development resumed in 2023 with a refreshed vision. Bohler joined the team to provide comprehensive land development consulting, site civil engineering, and permitting services, helping reimagine the design to meet modern standards while complementing the character of the original Silk Mill.

Lehigh University, Renovation and Expansion of Goodman Campus Athletics Complex

Lehigh University is actively transforming its Goodman Campus with a $30 million capital renovation and expansion, with major upgrades to athletic and event facilities, and Bohler has played a key role by providing site design, permitting, and project coordination services across multiple initiatives:

  • Solar Fields: Designed and delivered a 16-acre solar array consisting of 7,100 panels, generating renewable energy to meet approximately 90% of the campus’s total power demand.
  • Cundey Varsity House Renovation and Expansion: Provided support for an 11,000 SF expansion project aimed at enhancing locker room facilities and introducing a new weight-training center. The project is fully designed and permitted, with construction anticipated to begin once funding is secured.
  • Football Practice Fields & Indoor Field House: Designed two new athletic fields and a 97,000 SF indoor Field House to support year-round athletic programming. Assisted with permit closeout for additional campus athletic facilities. The athletic fields are complete, and the Field House is fully designed and permitted, with construction expected to commence once funding is secured.

Warehouse and Cold Storage Facilities

At the gateway to Lehigh Valley Industrial Park VII — on former Bethlehem Steel land — J.G. Petrucci Company is redeveloping an aging industrial site into a modern logistics hub. The project includes a proposed 216,000 SF cold storage warehouse on 18 acres and a 101,000 SF warehouse on 8.2 acres along Commerce Center Boulevard.

On another nearby site, US Cold Storage, one of the first tenants at Lehigh Valley Industrial Park VII, planned a 100,000 SF expansion of its facility at 15 Emery St. It’s currently under construction and estimated to be finished in late 2025 or early 2026.

For both projects, Bohler is providing integrated site civil engineering design and permitting services for both facilities, including grading, stormwater management, and landscape and lighting design, helping ensure the sites are well-integrated into the city’s growing industrial ecosystem.

These efforts aim to strengthen Bethlehem’s industrial corridor with state-of-the-art infrastructure and improved access to major transportation routes.

Taylor Flats

A winner of the 2025 Lehigh Valley Business Top Project Award, this mixed-use building brings 44 residential units and street-level retail to the South Side Historic District. Bohler led site planning, design, and traffic circulation improvements for this context-sensitive infill project. This award-winning project opened in 2024.
