Bohler’s Role in Transforming Cobia Cove
Once completed, Cobia Cove will deliver 228 income- and rent-restricted homes to hardworking families and individuals in Holiday, Florida. The community will feature 120 two-bedroom, 60 three-bedroom, and 48 four-bedroom units, all restricted at 60% of the Tampa Metropolitan Area Median Income (AMI).
Bohler’s Tampa team played a key role in addressing the site’s unique technical challenges by providing site civil engineering expertise and ensuring the project met complex regulatory requirements:
Flood Design:
- Located between a large wetland, residential homes, and two public schools, the site posed significant flood mitigation challenges.
- Bohler implemented an innovative flood routing system and utilized an internal wet pond to prevent offsite impacts.
- The team coordinated closely with the water management district and county to use an onsite wetland for flood storage while avoiding harm to local species.
Site Access:
- Creating a new access point required navigating complex permitting processes across public rights-of-way and private land.
- Bohler also designed a substantial retaining wall to support the access improvements.
Park Coordination:
- Bohler collaborated with the county to integrate public amenities such as a dog park, multi-use trail, playground, swimming pool, and a public book depository.
Residents of Cobia Cove will enjoy modern amenities, including a clubhouse, fitness center, and outdoor recreation areas. The project, supported by the Section 42 Low-Income Housing Tax Credit (LIHTC) program, exemplifies a sustainable solution to expand affordable housing options.
