The DC Zoning Commission has approved plans for Penn and 4th, a two-building residential project at Union Market.

Developed by EDENS, the new multifamily community will replace a Motel 6 building and a parking lot. The project is bringing 350 apartments – 15% of which are affordable – 25 lodging units, 162 below-grade parking spaces, and 30,000 square feet of retail.

Bohler’s MidAtlantic team provided site civil engineering design and permitting, including significant utility infrastructure and stormwater management design and coordination. The team worked closely with the District Department of Transportation (DDOT) on several non-standard elements of the project, including connecting the parking garages beneath a public alley.

Bohler also supported infrastructure design by designing green roofs and bioretention facilities to control rainwater, designing wet utility lateral connections, and assisting with the installation of over 2,300 square feet of rooftop solar panels.
