Phase I Construction Moves Forward for National Capital Business Park

Manekin LLC and Turnbridge Equities have secured $275 million in construction debt and equity for the first phase of National Capital Business Park (NCBP) in Prince George’s County, MD.

Focused on logistics, NCBP will accommodate e-commerce, last-mile delivery, distribution, data centers, light manufacturing, and cold storage facilities. The joint venture plans to develop approximately 3 million square feet of Class A industrial buildings on a 400-plus-acre site.

The first phase will include five buildings totaling 1.3 million square feet. Four of the buildings will be speculative, ranging from 160,000 square feet to 310,000 square feet, while one will be a build-to-suit facility for Ferguson Enterprises. Construction is set to begin this summer, and completion is expected in 2024. The second phase, which is subject to market conditions, could add three to four more buildings totaling 1.5 million to 2 million square feet.
