Progress Continues on Ybor City’s Gasworx

The Gasworx development in Ybor City is poised to be a transformative project, with Phase 1 already well underway. This phase will introduce new residential, retail, and office spaces, creating a dynamic, pedestrian-friendly neighborhood.

Bohler’s Tampa team is providing site civil engineering, permitting, and consulting services for the project, including assistance with a complex rezoning process that was approved in August 2022. The development secured a PD-A zoning classification, which allows greater flexibility for large-scale projects like Gasworx.

This zoning enables the project team to maintain the overall design intent while allowing room for adjustments based on market needs. According to Bohler Principal Greg Roth, achieving the PD-A classification involved close collaboration with city officials, leveraging strong existing relationships.

From the beginning, Bohler has been instrumental in the project, leading due diligence, infrastructure exploration, and coordination with various consultants. The firm is also the engineer of record for the first two blocks, which are being built alongside the project’s master infrastructure.

Future phases of Gasworx will feature a pedestrian-friendly design with indoor-outdoor seating, and a three-quarter-acre park with a trail extension linking 4th Avenue with the Nuccio Parkway Green Spine.
