The Boulevard Adds New Commercial Tenants

The retail component of The Boulevard, a 322-acre mixed-use development in Yaphank, New York, continues to expand with the addition of new tenants and buildings.

The shopping center’s leasable area is expected to increase to 300,000 square feet, with Starbucks and Tropical Smoothie Café scheduled to open next month.

Already, The Boulevard boasts a range of neighborhood retail tenants across three fully occupied buildings completed last summer. These include Southpaw Brewing Co., Ridgewood Savings Bank, Northwell GoHealth Urgent Care, Yaphank Wine and Spirits, Monti’s Barbershop, and Signature Salon. Developer Rose-Breslin Associates plans to construct seven more buildings for the Yaphank project, including two pad-site restaurant buildings and two buildings for Northwell Health.

 

Construction on the mixed-use community began in June 2015, aiming to introduce housing, retail, an assisted living facility, and a hotel on the former Parr Meadows racetrack site. Currently, The Boulevard features 535 rental apartments, a 146-key Home2 Suites by Hilton hotel, and a two-building Chelsea Senior Living complex. Later this year, the Beechwood Organization will finalize its 400-unit Country Pointe Meadows condo development at the site, while Rose-Breslin plans to add another 152 condos on The Boulevard property.

Bohler’s Melville office remains actively engaged, providing site civil engineering design and permitting services. Their contributions include agency coordination with NYCDOB, NYCDEP, FDNY, Department of Finance, and the Mayor’s Office of Environmental Remediation for the entire mixed-use development.
