Residences at The Six

Construction is underway on a 316-unit multifamily development with 2,000 SF of ground floor retail space in Hyattsville, MD. Named Residences at The Six, the $110-million project will bring much-needed housing stock to the area, with at least 75% of the units priced for low- and middle-income families. Bohler’s Bowie team is providing site civil engineering and permitting services for the project, which is expected to be completed in summer 2024.

Developer Perseus TDC is focused on sustainability and aims to develop the project as Prince George’s County’s first multifamily community with National Green Building Standard Gold certification. As part of the design, at least 5% of parking will be designated for electric vehicle charging.

“Through thoughtful and sustainable design, we aim to create meaningful ties to the greater community, reinforce an inclusive atmosphere that fosters the creativity and ambition of our future residents, and provide them with ample space to rest and recharge,” said Nihar K. Shah, vice president of development for Perseus.

To support this goal, Bohler tackled challenging stormwater management and drainage design. “The building takes up most of the site,” explains Associate Nicholas Speach. “For the stormwater management to work and properly drain the courtyard, we had to design a system that could be run underneath the building but still connect to the public stormdrain system in the street.”
