Asana Partners Continues to Transform Atlanta’s BeltLine

Asana Partners has converted one of Coca-Cola’s first bottling plants in Atlanta, Georgia, into Class A offices that blend historic character with modern amenities.

The two-story, brick-built facility has been transformed into 62,400 SF of spec office space, with floor plans ranging from 5,000 to 31,200 SF. The building features a 4,500 SF rooftop terrace with views of downtown and Midtown, easy access to MARTA rail, and 178 parking spaces.

Bohler’s Atlanta office collaborated with Asana and the design team—including ASD|Sky and Balfour Beatty—to develop a functional office facility while preserving the historic building and surrounding neighborhood.

Bohler led several design solutions for updated stormwater management and sewer systems, addressing challenges arising from the antiquated infrastructure on-site and in the surrounding streets. The team also identified utility connection points that aligned with the drainage characteristics of the existing facility, which were initially difficult to determine due to its age.

Beyond this project, Asana has renovated several buildings along Edgewood Avenue and the BeltLine, including the commercial row formerly anchored by Biggerstaff Brewing Company across the street and BrewDog Atlanta’s new home in the Krog District. The company has also reconfigured the Midtown Promenade shopping center on the Eastside Trail near Piedmont Park.
