Bohler Advances 148-Acre Industrial Redevelopment in Hudson

National Development has announced plans to transform the former Intel campus in Hudson, Massachusetts — one of the state’s largest industrial redevelopment opportunities — into a modern, approximately 950,000-square-foot industrial hub.  

The 148-acre site, once home to Intel’s 1.4 million-square-foot semiconductor research and manufacturing campus, was vacated in May 2025 after more than 25 years of operations. Since purchasing the property in 2023, National Development has advanced demolition, site preparation, and a comprehensive evaluation of how best to reposition the campus for next-generation industrial demand. 

To bring this ambitious plan forward, National Development is pursuing required entitlements with the Town of Hudson and collaborating closely with municipal leaders. As land planner, site civil engineer, and permitting partner, Bohler is playing a central role in shaping the redevelopment vision — leading site planning strategies that reimagine the former tech campus, evaluating infrastructure and roadway needs, guiding environmental and utility considerations, and navigating the local and state permitting pathways critical for an industrial project of this scale. Bohler’s work is helping establish a development framework that aligns with Hudson’s long-term economic goals while supporting community input and ensuring a clear, coordinated approval process. 

Ideally located less than two miles from I-495 and directly connected to the I-290 interchange, the site offers a rare combination of land scale, infrastructure capacity, and transportation access. With flexible industrial zoning, significant utility service, and ample acreage, the property can support a wide range of advanced industrial uses — including manufacturing, life sciences, logistics, and specialized production. MassEcon recently recognized the site as one of the top large-scale redevelopment opportunities in Massachusetts. 

Town officials have expressed strong support for the collaborative approach, noting the project’s potential to deliver new jobs, infrastructure improvements, and significant commercial tax revenue. As the redevelopment moves into the formal review process, National Development will continue working with residents and town leadership to refine plans.
