Bohler Celebrates Completion of The Grove Affordable Apartments 

Governor Kathy Hochul announced the completion of The Grove Apartments, a $35 million affordable and supportive housing development in Patchogue, Suffolk County, New York, delivering 55 new homes for households earning up to 90% of Area Median Income, including 17 supportive units with on-site services.  

Built on formerly vacant land, the development supports downtown revitalization efforts under the Town of Brookhaven’s Montauk Highway Corridor Revitalization Plan and advances New York State’s broader affordable housing goals. 

Bohler’s Long Island team provided site civil engineering and landscape design, permit expediting, and construction administration services for the project, which became the first multifamily development approved under the East Patchogue Incentive Overlay District.  

Working within a constrained site, the team helped unlock increased residential density while meeting overlay district requirements for walkability, public gathering space, and streetscape enhancements. Bohler coordinated with multiple agencies and stakeholders to address utility limitations, site access considerations, and funding-related requirements, while thoughtfully organizing parking and building placement to prioritize an active, pedestrian-oriented Main Street frontage.

The result is a well-integrated, community-focused development that transforms a long-blighted site into a vibrant neighborhood asset — demonstrating how thoughtful planning, collaboration, and design can help deliver much-needed affordable housing while enhancing the public realm.
