Bohler Drives Site Design and Permitting for Passive House Community in Norwood

A new 132-unit Passive House multifamily community is coming to Norwood, MA, developed by Panther Residential Management. Located at 25 East Hoyle Street, the transit-oriented project sits directly across from the Norwood MBTA commuter rail station and within walking distance of downtown, giving residents convenient access to Boston and neighboring communities. 

As the site civil engineer, Bohler Boston is leading site design and permitting efforts essential to bringing the project to life. This includes navigating local and state review processes, addressing site circulation and grading, coordinating utility and stormwater infrastructure, and preparing the project for a smooth path through approvals. 

Bohler’s planning, landscape architecture, and design team designed an outdoor patio with grilling stations, along with other required landscaping. 

The building, designed by Maugel DeStefano Architects, meets Passive House Certification, one of the most rigorous benchmarks in the industry for energy efficiency and thermal performance. Every aspect of the project — from its unit layouts to its amenity spaces — prioritizes sustainability, resident comfort, and long-term operational efficiency. 

The development will offer a mix of studio, one-bedroom, and two-bedroom apartments designed for comfort and efficiency, featuring generous natural light, large kitchens, walk-in closets, and — in select units — private balconies. Residents will also enjoy a modern suite of amenities, including a staffed lobby, leasing office, lounge with fireplace and kitchen, private work-from-home rooms, a large fitness center, dog grooming station, and surface parking. 

Groundbreaking is expected in Spring 2026, with first residents anticipated by late 2027, adding high-performance, transit-accessible housing to Norwood’s growing suburban market. Learn more.
