Bohler Powers Opening of Chipotle’s Newest Loudoun Location

Loudoun County residents can now enjoy Chipotle Mexican Grill’s signature fresh meals at the brand-new location in the Dulles Landing retail center.

Recently opened, the new free-standing restaurant serves the South Riding community and surrounding neighborhoods. As part of the design, the location features a “Chipotlane,” a drive-thru lane exclusively for customers who pre-order through the Chipotle app.

Bohler’s Mid-Atlantic team provided comprehensive land development consulting services not only for this Chipotle site but also for the original 80-acre Dulles Landing center, which has become a landmark destination known as the “Gateway to Loudoun County.”

From the outset, Dulles Landing was envisioned as a pedestrian-friendly commercial hub catering to Northern Virginia’s growing population. The project required intricate site planning and execution to align with this vision. Bohler’s team secured rezoning approvals and several special exceptions across multiple jurisdictions. This coordination was essential for enabling the mixed-use retail environment that Dulles Landing offers today, which includes several big-box anchors, pad sites, and inviting public spaces.

Bohler’s technical expertise was instrumental in addressing the complex site civil engineering needs of the development. The team designed multiple stormwater management systems, both above and below ground, ensuring that the site met regulatory requirements while preserving its aesthetic appeal. These systems incorporate water features and plazas, further enhancing the center’s pedestrian-friendly atmosphere.

Additionally, Bohler’s team surveyed portions of the adjacent Dulles Airport property and worked closely with the Metropolitan Washington Airport Authority (MWAA) to design a section of roadway that crosses airport-owned land. This required seamless collaboration with MWAA to ensure the roadway adhered to stringent regulations and specifications.
