A long-anticipated mixed-income residential tower at 2012 Chestnut Street is set to move forward, bringing new affordable housing to the heart of Center City Philadelphia.
Developed by Alterra Property Group in partnership with the Philadelphia Housing Authority (PHA), the 14-story building will deliver 121 apartments, with a majority reserved for households earning below 80% of area median income, alongside market-rate units. The project will incorporate ground-floor commercial space, off-street parking, and resident amenities, including a roof deck.
Bohler’s Philadelphia team worked closely with JKRP Architects to design and permit the project. Navigating the complexities of a tight urban site, Bohler led infrastructure design, stormwater management, and land development approvals from multiple city agencies.
As PHA’s first affordable housing development in Center City, the building offers residents access to transit, jobs, and neighborhood amenities while supporting a more inclusive downtown. A creative financing strategy — combining PHA-issued bonds, federal housing funds, and support from the city’s H.O.M.E. initiative — has positioned the project for success.
With demolition complete and final design steps underway, the team is targeting a Q1 groundbreaking, marking a major milestone for mixed-income housing and equitable growth in Philadelphia. Follow the project here.
