Delivering a Builder-Ready Single Family Site in Blue Ridge, TX

In Blue Ridge, Texas, GLA Ventures set out to transform a 60-acre parcel into a thriving single-family community, delivering 271 new homes across two phases. With a mix of 40-, 50-, and 60-foot-wide lots, the project was designed to maximize density while maintaining connectivity and appeal to national homebuilders. 

But to realize that goal, the team had to navigate a complex web of site constraints, agency negotiations, and infrastructure demands.

Unlocking a Critical Piece of Land

Roughly 30% of the development site was owned by the local school district. Bohler stepped in early to support GLA Ventures in navigating negotiations with the district, helping the team develop a solution that met both sides’ priorities.  

The final agreement allowed GLA to acquire the land with a key concession: no vehicular access through the school-owned section, only a pedestrian connection. This maintained safety for the school while preserving site functionality—an outcome formalized through a Public Improvement Agreement. 

Zoning and Entitlements Through Collaboration

To achieve the density required to make the project viable, GLA had to secure favorable zoning. With Bohler’s guidance, GLA committed to significant off-site improvements—including widening and improving nearby streets, adding capacity to drainage channels, and adding sidewalks to enhancing connectivity to the community. This collaborative approach smoothed the way for a deal that balanced the city’s infrastructure needs with the developer’s vision. 

Taming a Tough Grading Scenario

The site’s grading complexity presented cost and design challenges. A significant amount of fill was needed to make the site buildable, and even with that, an 11-foot retaining wall remained part of the design.  

Bohler provided critical support, performing a detailed cut-and-fill analysis to help GLA weigh the cost of importing dirt against the implications of larger walls. This analysis helped the team strike the right balance — one that aligned with both aesthetic goals and builder expectations.

Blue Ridge is now fully entitled, permitted, and ready for development. GLA Ventures has options on the table and confidence in the site’s potential.
