Preserving History at the Woods at Lindsey Place
A planned 275-acre single-family neighborhood is taking shape near Anna, Texas, on once productive farmland cherished by the honorable Lindsey and Harlow families, who have been pillars of the community for more than a century.
The Woods at Lindsey Place community will respect the land’s rich 140-year heritage by commemorating the family’s legacy through street and subdivision names — preserving their story as the land evolves.
Laying the Groundwork
Bohler’s involvement spanned two of the development’s four planned phases, leading the entitlement strategy, full site civil engineering design, permitting, and construction staking. The team prepared the groundwork for more than 600 lots — including 40-, 50-, and 60-foot-wide single-family homes, attached townhomes, and multi-family units. While a separate consultant handled the multifamily engineering, Bohler managed the entitlement work across the entire property, ensuring a cohesive and well-zoned community plan.
The site required significant infrastructure improvements, and Bohler delivered. The team designed and permitted critical offsite utility extensions, including:
- 1.5 miles of water line
- 1 mile of sewer line
- 1 mile of offsite roadway
These extensions were essential to making the site serviceable and development-ready, ensuring both residents and future builders would have reliable access to utilities and roadways.
Preserving Natural Features
In keeping with the land’s rural character, Bohler also guided the tree preservation strategy, helping retain natural features that lend authenticity and beauty to the new community while aligning with local environmental regulations.
Bohler’s land surveying team played an integral role as well—conducting due diligence efforts across two tracts of the original farmland. They completed boundary and topographic studies, managed platting for subdivisions, assisted in easement acquisition, and performed construction staking for key infrastructure components.
This initiative not only transforms a historic property into a vibrant new neighborhood — it thoughtfully integrates the land’s past into its future, creating a place where legacy and progress live side by side.
