Retail Master Plan

Bohler designed an overall master plan for a 100,000+ SF grocery-anchored retail complex in Anna, Texas. The plan is the developer’s preliminary vision for a gateway entrance to a booming residential district.

Bohler’s due diligence report informed the master plan, site analysis investigation, and planned off-site roadway improvements. The program includes a grocer, fuel station, multi-tenant B-store space, and future out parcel developments. Bohler collaborated closely with the developer to assess their business goals, including parking ratios, visibility, access, landform utilization, vehicular/pedestrian circulation, and marketable out parcel generation.

As part of the team’s due diligence and master planning, Bohler evaluated the current water flow of the site to inform stormwater management design, and assessed how surrounding neighborhoods would interact with the site to optimize layout. In addition, Bohler provided additional research in support of rezoning the parcel to allow for more dense development potential. Ultimately, Bohler presented the due diligence report, findings, site analysis, test fit, and preliminary master plan documentation to support the project.
