Bohler Engineering is helping Toll Brothers bring a 233-acre upscale active adult community to Millis, Massachusetts. The development, located on the site of a former golf course, will offer 324 residential units, including 108 single family detached homes and 216 townhomes. The luxury community comes with 107 acres of open space and resort-style amenities, including a bocce court, 7,500 SF clubhouse, outdoor heated pool, tennis court and walking trails.
Bohler provided civil engineering services, which included designing brand new roadways and stormwater management facilities to support the development. Our team also took lead with land development permitting efforts, preparing documents and providing testimony to six local approval boards at 47 hearings.
In collaboration with Toll Brothers and the project team, Bohler worked diligently to garner community acceptance. With multiple municipal approval boards and a strong local interest, there were many stakeholders involved. The team brought all reviewers together at regularly scheduled meetings to align interests and expedite the overall permitting process. Bohler was often providing testimony at multiple hearings per week, and sometimes more than one in the same evening.
Our team also faced challenging environmental concerns on the site. We designed around wetlands, vernal pools, streams, and a host of other roadblocks to complete this project with an aggressive timeline.
When the community is complete, Regency at Glen Ellen will provide senior residents with a charming New England lifestyle with nearby shopping, dining and cultural activities.
