Bohler Helps Advance Flushing Commons Phase II as Construction Begins in Downtown Flushing 

Integrated site civil engineering services help advance the next chapter of one of Queens’ most transformative mixed-use developments

Construction is underway on Phase II of Flushing Commons, a significant milestone in the ongoing transformation of Downtown Flushing into a vibrant mixed-use destination. Alongside the new development, ongoing investments in public open space, accessibility, and critical infrastructure are helping create a more connected, resilient, and pedestrian-oriented waterfront.

Developed by F&T Group in partnership with the New York City Economic Development Corporation (NYCEDC) and the YMCA of Greater New York, Phase II will introduce approximately 450 new residential units, along with enhanced public-realm improvements and upgraded streetscapes.

Bohler is providing comprehensive site civil engineering services for the project, supporting the development from schematic design through construction administration. The firm’s integrated, multidisciplinary team has played a key role in addressing the complex technical and regulatory requirements associated with building within a dense urban environment.

Bohler’s scope includes site planning, grading and drainage design, utility coordination, stormwater management, NYCDOB and NYCDEP submissions, public sewer decommissioning coordination, and Builders Pavement Plans for public right-of-way improvements along 37th Avenue, 39th Avenue, and 138th Street. The team also prepared the project’s Site Connection Proposal, Stormwater Pollution Prevention Plan (SWPPP), and civil-related entitlement submissions.

Given the site’s proximity to the waterfront and the project’s extensive public plaza areas constructed above cellar space, Bohler developed innovative stormwater management and drainage solutions designed to meet stringent NYCDEP requirements while supporting long-term site resilience and green infrastructure practices.

With construction now underway, Flushing Commons Phase II continues the evolution of a landmark mixed-use destination that is strengthening connections between Downtown Flushing, the waterfront, and the broader Queens community.
